Rental Cash Flow Calculator
Estimate monthly cash left after vacancy, operating expenses, mortgage payments and reserves.
Your inputs
Use consistent units and periods. Defaults are examples.
Your result
Check the assumptions below before relying on a result.
Formula and method
Collected rent = potential rent × (1 − vacancy ÷ 100). Cash flow = collected rent + other income − operating expenses − debt service − capital reserve.
Worked example
2,500 rent with 5% losses leaves 2,375 collected. Subtract 700 operating costs, 1,100 debt service and 150 reserves: 425 monthly or 5,100 annually.
